Al Waab

Family neighbourhoods, Aspire Park-side.

Build-up
~600 hectares; mixed villa, compound and low-rise apartment stock
Population
~38,000 residents
Developer
A traditionally-Qatari residential district that has absorbed significant new compound development since 2010 around Aspire Park and Villaggio Mall.

Al Waab is where most of the firm’s Western expat family clients buy or lease. The pull is the school catchment — Doha College, ACS Doha and SEK International all sit within a six-kilometre radius of Aspire Park — and the compound stock built between 2010 and 2018 by a handful of Qatari developers is meaningfully better than the equivalent stock in older Doha. Plot sizes are generous, the streets are wide, and the area still feels suburban in a way that West Bay does not.

Our junior advisor Fatima Al-Khalifi covers Al Waab and Al Themaid as her primary mandate. Stock here sits more in lease than in sale, and our long-term-rental book is consistently larger here than anywhere else in the city.
