About the firm

Founded in Lusail in 2019.

Three founding partners, fourteen people today, and a deliberately narrow geographical mandate. We cover four Doha communities seriously, and we do not pretend to cover all of Doha.

Luxe Properties Doha was founded in 2019 by Khalid Al-Sulaiti, Layla Al-Mahmoud and Saif Al-Mannai, with a single conviction: Doha residential is its own market, with its own buyers, its own seller behaviour, and its own register of communication. The marketing should never sound like Dubai's. The firm should be smaller than the volume players, and worked harder.

Khalid's prior eleven years between Qatari Diar and Sotheby's MENA gave the firm its initial Pearl-Qatar resale book and its working relationships with the family-office cohort that buys the heaviest mandates in the city. Saif's eight years at Msheireb Properties gave the firm its investment-advisory desk and its Lusail off-plan capability. Layla's four years at Vogue Arabia gave the firm its editorial voice and its concierge function — the latter run today by Rana Shaheen with six years of Doha-relocation experience.

By the end of 2019 we were transacting on The Pearl. By 2021 we had added West Bay Lagoon to the active book through senior advisor Noor Al-Thani, and Lusail Marina off-plan through the original Saif/Msheireb investor desk. By 2022 we had added Al Waab as our family-relocation specialism, anchored by junior advisor Fatima Al-Khalifi. Today's geographic scope — The Pearl-Qatar, Lusail Marina, West Bay Lagoon and Al Waab, with selective off-plan in Qetaifan and Msheireb — is the considered output of five years of figuring out where the firm can do credible work.

Our written commitments to clients are short. We respond to enquiries within twelve hours during the working week. We tell a buyer when a property is wrong for them. Our fee is 2.5% of transaction value, paid by the seller on a secondary mandate, and we disclose this in every introduction. We do not subcontract mandates. We do not run an off-Pearl commercial book and we do not chase mandates we cannot serve well.

We publish a quarterly Doha Residential Letter for clients on the firm's list, and we hold a private off-market book in Porto Arabia, Qanat Quartier, Viva Bahriya and West Bay Lagoon that we do not advertise. If a buyer requires off-market access, please introduce yourself.

Our written commitments

  • We respond to enquiries within twelve hours during the working week (Sunday to Thursday, 09:00–18:00 AST).
  • We tell a buyer when a property is wrong for them. We will not run a viewing on a property we believe to be a bad fit.
  • Our fee is 2.5% of transaction value on secondary mandates, paid by the seller. We disclose this in every introduction.
  • On off-plan mandates we produce a master-plan-versus-brochure note specific to the plot before we accept the mandate. No charge.
  • We publish a quarterly Doha Residential Letter to clients on the firm's list.
  • Concierge is included on transactions of QAR 9M and above and on leases above QAR 600,000 per annum. Available as a refundable paid service on lower bands.
