Lusail is the largest Qatari residential project of the next decade. Marina District is the absorbed and traded core; Energy City, Entertainment City and the Foxhills are still in delivery. Our investor clients buy Lusail with a five-to-ten-year horizon. We are direct that this is an off-plan-heavy address and that buyers should expect master-plan amendments.

Today’s liquid stock sits in Marina District’s residential towers, where the Lusail Boulevard and the Marina promenade have been public-active since 2019. We hold a small but consistent book of off-plan resales (where the original buyer has chosen to exit before handover) and we model rental yield at the unit level, not the project level.
