West Bay Lagoon

Private compounds, established in the 1980s.

Build-up
~500 hectares of private compound and standalone villa land
Population
~12,000 residents in approximately 1,800 villas
Developer
A Qatari-government-developed area dating to the early 1980s, originally created for diplomatic and senior-corporate housing. Stock is freehold for Qatari nationals and primarily long-leasehold for non-Qatari residents.

West Bay Lagoon is the firm’s heaviest mandate area for Qatari national clients. Compound stock here was built in the 1980s and 1990s and has aged into established neighbourhoods with mature landscaping, real privacy, and the weight of three decades of social tenure. Most stock is held within family for two or three generations.

Stock movement is irregular. We do not run an open West Bay Lagoon catalogue — most transactions in this area are private and word-of-mouth, and our partner Khalid Al-Sulaiti and senior advisor Noor Al-Thani run the book directly with sellers. We produce the firm’s quarterly transaction summary for clients on the West Bay Lagoon list.
