The Pearl-Qatar
A reclaimed-island Mediterranean village in West Bay.
The Pearl-Qatar is the only freehold address open to non-Qatari buyers within the West Bay corridor. Built on four million square metres of reclaimed land off the West Bay coast, it functions less as a development and more as a small mediterranean city — twelve precincts, three hundred restaurants, four marinas, and a residential mix that runs from studio apartments at QAR 1.4M to Porto Arabia villas above QAR 60M.
The firm has been a continuous transactor on The Pearl since 2019, with our managing partner having opened the original Phase 2 sales desk at Qatari Diar in 2010. Our view is that the Pearl rewards the patient buyer. Liquidity sits in the QAR 4–8M range; volume thins quickly above QAR 15M and the right unit takes time to come through. We hold a private off-market book in Porto Arabia and Qanat Quartier and we do not advertise it.
Construction is largely complete in Porto Arabia, Qanat Quartier and Viva Bahriya. Active build remains in Giardino Village and the new Floresta Gardens phase. Our written guidance to investor clients is that the secondary market is the better entry today than off-plan at Pearl pricing, given how much of the original master plan has now delivered.
